The development of an 80 Acre Industrial Park in Crest Hill, Illinois called the Crest Hill Business Center. Mr. Wagener represented the Seller and secured a developer to purchase the 80 acres and develop 600,000 square feet of modern distribution/warehouse space. The developer retained Mr. Wagener to market the property and secure tenants for it. Mr. Wagener was involved in ever step of the sales, marketing, entitlement and development process.

Mr. Wagener sold a 172,000 square foot industrial building in Carlos, MN for a manufacturer that was looking to complete a sale/leaseback. The challenge was to find a buyer that would not be scared off by the remote location of the property. Through his knowledge of the commercial real estate investment community he was able to secure an all cash buyer within 30 days and close within 120 days. The asking price was $7,800,000.

Mr. Wagener sold a 190,000 square foot industrial building in Wood Dale, IL for Calpers. He was originally hired to lease the facility but the leasing market for this type of property was very soft. After lengthy negotiations with the owner Mr. Wagener convinced them that the correct course of action would be to sell the property rather than lease it. He had a written offer within 30 days and closed within 100 days. The asking price was $9,200,000.
